5 Tips For
Selling Your Home In A Slower Market
We are living in an instant society
and having patience is very difficult for many
of us. Today's slower market calls us to perfect
our strategies for making our home the one the
buyer selects. Here are a few tips:
- Make every showing count. Don't lose
your enthusiasm for preparing your home prior
to each showing, both outside and inside. With
spring here, take time out to mow the lawn,
clean windows and screens, sweep the garage
and organize the basement. Take advantage of
spring cleanup days offered by your trash service.
- Plants are welcoming. Help your home
say "Buy Me & Live Here!" Flowers
will bring a smile to you & will help your
home to sell.
- Catch buyers the first time. When
an agent calls to show your home, be as accommodating
as possible. With so many choices available
to show, agents most likely will not be back
to your home.
- Ask agents to leave their card. Buyers
can take longer or shorter times to view homes
than expected and it is difficult to keep to
schedule. If you ask the agent to leave a card,
you will know they have already toured your
home and you can get back to your routine.
- Be realistic. Our market has changed.
If you get an offer, try very hard to make it
work for both parties. In the last year, many
sellers wanted "a little more" so
they counter offered a reasonable amount and
the buyer just walked away to their next choice.
It was several months before a second offer
appeared, identical to the first. This time
the seller accepted without countering and felt
good about the fair price. These sellers have
asked me to share their experience because they
wished they had saved themselves the months
of worry.
People's housing needs change, so there will
always be both buyers & sellers. Today we
just have more sellers than buyers. It is important
to be patient, flexible & strategic so you
can call your home SOLD!
