I have 19 years of residential real estate experience and the only question I am hearing today is how can I get my home SOLD?

First enlist the assitance of an experienced realtor. Don't try to navigate this very difficult market alone.

Second be honest and realistic about the pricing. Not only does a buyer need to agree to your homes value but the appraiser and underwriter for the bank need to agree. If the market being prepared by the agent you have selected isn't what you were thinking then agree to disagree and secure a third opinion by an appraiser.

Third unclutter and clean. Nothing helps sell a home like natural light, fresh paint and uncluttered rooms. If your schedule is busy ask for help there are good people you can pay to help get you organized.

Fourth be available and flexible about showings. Yes it's like being on call but you need to stay prepared and ready to show when asked.

Fifth be patient. While this is an excellent time to buy their are fewer buyers so let the process work.
